CoreBridge Sourcing Factory Quote Comparison for Alternative Buildings

CoreBridge Sourcing uses the search only as a signal that alternatives are in play. The service is a written request that every plant prices the same building. It is not a manufacturer or authorized dealer, and it does not place an order for the referenced brand.

Checklist of design wind and snow inputs

Every supplier sees the same design lines

The request lists building use, footprint, eave height or module height, bay spacing and clear span. It adds design wind speed, wind exposure category, ground snow load and seismic design category when the buyer has them. Floor design live load and collateral load are written in psf so a mezzanine is not silently omitted. If a value is unknown, the plant must print its assumption instead of borrowing a brochure map.

Wall panel sample next to a coating note

Name the materials that are actually quoted

Primary frame steel, whether hot-rolled or built-up, secondary purlins and girts, deck, insulated metal panel or single-skin cladding, and the coating mass all change price and maintenance. Thermal transmittance or R-value is tied to the assembly, not to a marketing label. Fire-resistance rating is requested only for the walls and floors the occupancy requires. A supplier that substitutes a panel states the substitution in writing.

Freight and crane lines on a quotation draft

Commercial lines stay unbundled

Currency is USD unless the buyer writes another currency. Quantity is modules or building sets. Destination includes the site or the port. One worked sheet uses a 12 ft by 40 ft footprint, eight modules, and an R-19 roof target, with the supplier calculating thermal transmittance for that assembly. Freight, duties, taxes, crane time and installation are separate lines. A target budget, if offered, says whether it is per module or for the whole project. CoreBridge Sourcing does not convert those lines into a percentage saving.

Scope table the replies must follow

Design basis

Code pathAdopted IBC or IRC edition, or a note that the path is still open. HUD Code is a different manufactured-home route.
LoadsWind speed, exposure, ground snow, seismic design category, live and dead load.
GeometryFootprint, eave or module height, bay spacing, clear span, door openings.

Supply boundary

ShellFrame, secondary steel, roof and wall skin. Foundation and fit-out excluded unless listed.
DeliveredAdds freight to the named destination. Unload and set may still be excluded.
Installed or turnkeyLists anchor, skirt, stairs, MEP rough-in and local permits as included or excluded.

Evidence requested

DrawingsPlans and connection details for the quoted system, not a generic catalog page.
StandardsAsk which AISC 360, AWS D1.1, IAS AC472 or ISO 9001 file applies to that plant and job.

Questions before the number is read

Scope

Why can two low prices still not be compared?

One may be a kit on the factory floor and the other a set module on site. Foundation, transport envelope and utility rough-in have to be marked before the totals sit on one line.

Who chooses volumetric or panelized construction?

The buyer does, after reading transport limits, crane access and how much finish work should happen off site. The desk records the choice; it does not pick a method for the project engineer.

Documents

Which file proves the frame?

A calculation and a fabrication drawing that name the span, the loads and the member sizes. A homepage mention of a standard is not that file.

Are certifications transferred to this desk?

No. Any ISO 9001 certificate or inspection program belongs to the plant that holds it and to the system named in the quote.

Commercial

Where does a budget figure go?

In the requirement note, with currency and a per-module or whole-project basis. It is a buyer target, not a price this desk has already obtained.

What does supplier preference mean?

Premium, mid-range, budget or undecided describes how much documentation and commercial posture the buyer wants. It is not a scored rating of a plant.
